regulation changes

The Electrical Safety Standards in the Private Rented Sector (England) Regulations came into effect in July 2020. The new regulations mean that landlords in England will need to ensure that electrical installations are inspected and tested by a qualified person and an EICR issued before the beginning of a new tenancy.

For existing tenancies, an electrical safety test will need to be carried out and an EICR issued by 1 April 2021, with regular tests following this as outlined above.

What to expect

​The test will take around 2-3 hours to complete and the power will be off during this period.

The comprehensive report covers:

  • Plug sockets

  • Switches

  • Light Fittings

  • Fuse Board(s)

  • Electric Heating Systems

  • Electric Water Heaters

Once the report is complete you will receive a digital version via email instantly, detailing any observations made.
